COVID-19 – Summer term rent normally still payable

We are all living in unusual times and as a company we are working in line with government and other guidelines to try to make sure we deal with this situation in a correct and fair way.

On student funding The Student Loan Company Coronavirus (Covid-19) update of 20 March 2020 states: “SLC can confirm that students will receive their scheduled or next instalment of their maintenance loan at the planned start of their Summer term, regardless of whether the University or provider has made alternative arrangements for teaching”. https://www.gov.uk/government/news/slc-coronavirus-covid-19-update

On rental agreements in general, The Ministry of Housing Communities & Local Government Coronavirus (Covid-19) Guidance for Landlords and Tenants issued 28 March 2020 states: “Tenants should continue to pay rent and abide by all other terms of the tenancy agreement to the best of their ability”. Read the full guidance here.

The normal position is, therefore, that students are continuing to receive student funding and pay tuition fees as normal and should similarly continue to pay rent as normal. Even if you have vacated the property out of choice you are still committed to pay the full amount of rent as per your contract and this will need to be paid. We believe this is the approach being taken by the vast majority, if not all, private landlords. The costs to us and other private landlords of holding and maintaining properties are substantially unchanged whether they are fully occupied or not.

We appreciate that in a minority of cases there may be specific personal circumstances which give rise to issues in paying rent – if you consider this is the case for you please contact us by email or phone and let us know your exact situation and provide any supporting evidence from employers, etc. that may have an impact or help us understand any rent delays.

We hope that you and your families remain healthy and well during this challenging time.
