On rental agreements in general, The Ministry of Housing Communities & Local Government Coronavirus (Covid-19) Guidance for Landlords and Tenants issued 28 March 2020 states: “Tenants should continue to pay rent and abide by all other terms of the tenancy agreement to the best of their ability”. The normal position is, therefore, that students are continuing to receive student funding and pay tuition fees as normal and should similarly continue to pay rent as normal. Even if you have vacated the property out of choice you are still committed to pay the full amount of rent as per your contract and this will need to be paid. We believe this is the approach being taken by the vast majority, if not all, private landlords. The costs to us and other private landlords of holding and maintaining properties are substantially unchanged whether they are fully occupied or not.
